Making a Unit Rent‐Ready
Top condition properties receive top paid rents, and as such, we will coordinate and oversee any necessary steps to get your property in rent‐ready condition, including any maintenance and repairs, cleaning, and landscaping needs.
This is perhaps the most time-consuming part of renting property. As your managers, our leasing department will coordinate and conduct all showings for your property, 7 days a week.
Screening Applicants to Find Qualified Tenants
This is the most important aspect of property management. A great tenant will provide a steady source of income, whereas a poor tenant will incur hours of frustration, and will more than likely cost you money. It is for this reason that we have firm standards by which to measure our applicants. Our screening process includes a criminal, credit, verification of rental history, evictions record check, and employment background check.

Our team of allied businesses is set up to quickly respond to almost any maintenance issue, 24 hours a day/7 days a week and we seek approval if over the threshold.
Rent Collection and Owners Payments
Tenants can pay electronically on our site through their checking account, by credit card or rent will be collected in our office.
Fast, secure and easy ACH deposit on a monthly basis to property owners. Same day detailed statements posted to the owner’s portal and emailed directly to the owner. Or another option we can mail owners checks with statements.
All of our units are inspected upon move‐in and at the end of the lease term, and may be inspected quarterly if enrolled in our Maintenance Prevention program. Having a set of eyes on the property as often as possible is the first step to discovering, and effectively stopping, problems before they arise or become large and costly. During our move-in inspections, we take many pictures of the home to give us a detailed move-in condition report.
Owners have 24/7 access to real‐time owner statements, invoice copies and maintenance charges on all computer, tablet, and mobile devices. Through the Owner Portal, full accounting clarity on your properties accounting is provided. Tenants are able to pay online and see all documents such as move in condition reports, lease agreements, addendums, and place work orders.
Evictions and Lockouts
Unfortunately, evictions and lockouts are part of the property management process. However nerve‐wracking and frustrating they may seem, it is better to quickly and efficiently take action against tenants when need be. For this reason, we use experienced process servers to remediate these situations. The result is faster, professional service when dealing with a very time sensitive issue.
